A villa enclave of five and six-bedroom residences and standalone mansions will sit at the summit of Emaar Properties’ next major Dubai project, the developer indicated ahead of a full reveal it says is close at hand. Each home in the gated cluster is set to come with private gardens, water features and amenities the company describes as exceeding anything it has built in the city to date.
The enclave forms the apex of a development carrying a stated value of AED 200 billion and a built-up area of more than 4.5 million square metres. Emaar projects the district will eventually house close to 150,000 people, and has framed it as a self-contained urban environment rather than a conventional residential project.
Layout will be divided into five zones, each given a separate identity. Plans call for a Business Hub aimed at professionals, an Urban District positioned as the busiest quarter, a Young Families Cluster, and a Family Living Zone intended to offer continuity and stability. The villa enclave caps the arrangement as the most exclusive of the five.
Residential towers are planned to define the skyline, with sightlines directed toward Burj Khalifa, Burj Al Arab and Palm Jumeirah. Running through the centre, Emaar describes a high street and boulevard lined with retail, dining, cafes and cultural venues, designed around pedestrian movement.
The developer has built the plan around the 20-minute city concept, with proposed metro links and schools, clinics, mosques, cultural sites and shops placed within walking distance. Smart mobility systems, EV pathways, app-based community management and digitally delivered public services are listed among the planned features.
Green and water elements run throughout, including parks, swimmable lagoons, lakes, linear gardens and water channels connected by shaded walkways and cycling routes. A central district park is intended as the community’s gathering point, with sports courts, event lawns, splash parks, beach areas, wellness zones, art installations and public plazas.

Emaar is the developer behind Burj Khalifa, Downtown Dubai and Dubai Mall, and has handed over more than 129,100 homes across its markets since 2002.
