Sharjah landlords required to ratify rental contracts within 15 days under new law

Landlords in Sharjah must now ratify rental contracts within 15 days of issuance, as per a new leasing law issued by Sheikh Dr. Sultan bin Muhammad Al Qasimi, Ruler of Sharjah. The law, which applies to residential, commercial, industrial, and professional properties, was announced by the Sharjah Government Media Office.

Exemptions to the law include agricultural lands, government-granted residential properties, employee housing provided without rent, and properties within hotel or tourist facilities. Free zone properties with dedicated committees or judicial bodies for rental disputes are also excluded.

If a landlord fails to ratify the contract within the specified period, tenants can seek legal action to compel them. Landlords who do not certify contracts face administrative fines, as outlined in the executive regulations. Additionally, the municipality can take legal steps to enforce certification and fines.
