Pag-IBIG offers 4.5% housing loan rate for OFWs and local members

Pag-IBIG Fund will soon make homeownership more affordable with a new 4.5 percent housing loan rate for qualified members, a move aligned with the Marcos administration’s Expanded Pambansang Pabahay para sa Pilipino (4PH) Program.

The offer takes effect in October, coinciding with National Shelter Month. It will initially cover 10,000 housing loan applications from locally employed members and 1,000 slots for Overseas Filipino Workers (OFWs). Applications already in the pipeline will also be considered.

The 4.5 percent annual interest rate, fixed for the first three years, is well below the current 6.25 percent rate, lowering the monthly amortization on a ₱1.8 million loan to just ₱9,120.34—nearly ₱2,000 less compared to the regular rate. According to Pag-IBIG, members stand to save around ₱71,000 within the first three years of repayment.

“We continue to heed the call of President Ferdinand R. Marcos Jr. to provide affordable and inclusive housing for every Filipino family,” said Department of Human Settlements and Urban Development Secretary Jose Ramon Aliling, who also chairs the Pag-IBIG Fund Board of Trustees.

Pag-IBIG Fund Chief Executive Officer Marilene Acosta added that the new rate makes house-and-lot packages beyond socialized housing more accessible. “This program makes even non-socialized housing more affordable and responds to the needs of Filipino families who prefer house-and-lot units that offer more space, privacy and long-term value,” she said.

To qualify, members must have at least 12 months of savings with Pag-IBIG and meet income thresholds of under ₱47,856 monthly in Metro Manila or under ₱34,686 outside NCR. OFWs are automatically eligible, regardless of income.

The loans can be used not only for purchasing house-and-lot packages, but also for buying residential lots, constructing or completing a home, making improvements, or acquiring a Pag-IBIG Fund Acquired Asset.

Acosta stressed that the agency’s ultimate goal goes beyond savings. “Through this initiative, we not only provide substantial savings, we also help turn the dream of homeownership into reality,” she said, emphasizing the program’s role in fulfilling the President’s vision of better security and stability for Filipino families.
