OFWs can now avail low-interest Pag-IBIG housing loans regardless of income

Pag-IBIG Fund has announced that overseas Filipino workers (OFWs), regardless of income level, are now eligible for a special 3% subsidized interest rate on housing loans under the government’s Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) Program.

The program aims to make homeownership more attainable for Filipino workers, including those abroad, as part of President Ferdinand Marcos Jr.’s “Bagong Pilipinas” vision of dignified and inclusive housing.

The 3% interest rate applies to the first five years of the loan and covers the purchase of socialized house-and-lot units (up to P850,000), condominium units (up to P1.8 million), and even Pag-IBIG Acquired Assets, provided they fall within the price ceilings.

Even first-time homebuyers earning below P47,856 in Metro Manila and P34,686 in other regions qualify for this rate. In a major win for OFWs, income brackets are not considered—allowing many to benefit from the program’s full offerings.

In addition to the low rate, the loan includes up to P100,000 for home improvements and allows a 100% loan-to-value ratio, removing the need for upfront cash equity.

Pag-IBIG Fund CEO Marilene Acosta emphasized that the agency’s strong fund collection has enabled it to maintain low interest rates without borrowing externally. She affirmed that, “This program is proof of our unwavering commitment to make sustainable homeownership within reach for every Filipino worker.”
