Man who faked villa sale in UAE ordered to pay AED 150,000

An Al Ain court has ruled against a man who tricked another into paying for a villa he did not own, ordering him to return the money and compensate the victim for damages, Khaleej Times reported.

The Al Ain Court of Civil, Commercial, and Administrative Cases directed the defendant to pay AED 100,000—the amount he had fraudulently collected as advance payment for the supposed sale of a villa priced at AED 450,000. The court also ordered an additional AED 50,000 as compensation for the financial loss and psychological distress the victim endured.

According to case records, the plaintiff realized he had been duped only after handing over the advance and receiving fake keys to the property. Criminal proceedings had earlier confirmed that the defendant intentionally misled the buyer by pretending to own the villa.

The court emphasized that the defendant neither appeared during hearings nor presented any legal claim over the funds. With the fraudulent act and its resulting damages clearly established, the total order amounted to AED 150,000, inclusive of legal costs and fees.
