A growing number of TikTok videos showing the removal of illegally constructed partitions in Dubai have triggered a flood of emotional responses online, shedding light on the human impact of the ongoing enforcement drive.
Across multiple viral posts, residents took to the comments to express both sympathy for displaced tenants and frustration over housing affordability in the city.
“I feel really sad for all the people who had to leave their rooms and homes — no one deserves to be pushed out like that,” wrote one user. “But at the same time, I’m relieved that the one who illegally partitioned the place and overcharged them can’t keep doing it anymore. It’s a small justice in a sad situation.”
Others were more critical of the broader implications. “Why [be] homeless while many partition and bed spaces [are] available in DXB? I don’t get it,” questioned another commenter. A reply echoed what many believe to be the root of the issue: “Because they make huge price of bed space and partition.”
In a touching moment, one user offered tangible support to those affected, posting: “location I share food,” suggesting that community aid may be filling the gaps where policy does not.
The discussion follows an intensified campaign by Dubai Municipality, in coordination with the Land Department and Civil Defence, to inspect and remove unauthorized partitions in residential properties. Areas like Al Rigga, Al Muraqqabat, Al Satwa, and Barsha have been among those under strict inspection.
According to The National, these makeshift wooden or gypsum partitions—often used to convert single rooms into multiple rental spaces—are considered safety hazards and violate existing rental laws. Fines can go up to AED 50,000 for landlords and tenants found guilty of these violations.
While authorities stress that the campaign is about ensuring fire safety and structural integrity, many online believe it has overlooked the realities of low-income earners struggling to find affordable housing. A report by Khaleej Times highlighted that such sublets, though illegal, are sometimes the only option for workers earning modest wages.
Comment threads on TikTok now serve as a digital town hall where residents air their experiences, frustrations, and hopes. Some demand stricter controls on rent pricing, others urge authorities to offer alternative solutions for displaced tenants.

@dubai_secret Dubai has officially banned illegal partitions — and it could change everything. Many people are calling this a turning point. For years, shared partitioned rooms were used by some companies to cut costs, often leading to overcrowded, unsafe, and unfair living conditions. Residents shared rooms with up to 8 people, often with poor ventilation and little privacy. Some areas even saw rising concerns about safety, fire hazards, and harassment. Now, with the ban being enforced, landlords are removing partitions — and videos are surfacing showing people searching for new housing. Some say this will finally push companies to pay fair wages, since many workers won’t accept low salaries without affordable housing. 📍 Footage from Al-Rigga, Union, and Satwa – Dubai 👀 Do you think this crackdown will help — or make life harder for low-income residents? 📸@thathoodiegirll_ #DubaiNews #DubaiHousing #PartitionBan #AlRigga #Satwa #UnionDubai #UAEUpdate #DubaiLife #DubaiRealEstate #LivingInDubai #ExpatsInDubai #RentalUpdate #DubaiApartments #WorkerRights #HousingCrisis #Dubai2025 #RentalPolicy #TenantRights #LegalUpdate #CommunityNews ♬ original sound – Dubai Secret

@dubai_secret New housing regulations in Dubai are now being enforced—partitions inside rented homes are no longer permitted. In areas like Al-Rigga, some tenants have started moving out after receiving notices from landlords. According to these notices, partitions must be removed within a set timeframe, or the rental contract may be affected. Many residents were seen packing their belongings, highlighting how this rule change is beginning to reshape housing arrangements across the city. 📍 Footage from Al-Rigga, Dubai #DubaiNews #DubaiHousing #AlRigga #PartitionBan #UAEUpdate #DubaiRentalUpdate #DubaiRealEstate #RentalRules #LivingInDubai #DubaiLife #TenantUpdate #CommunityNews #DubaiRegulations #ExpatsInDubai #HousingDubai #RentalPolicy #DubaiChanges #UAEHousing #LegalUpdate #RentalNotice #DubaiApartments ♬ original sound – Dubai Secret
